What do Board Members do?

Have you wondered what our Community Association’s Board of Directors do at a typical monthly meeting? You can see a list below of the items discussed at the August 2023 meeting. These meetings are open to homeowners and residents. Board members are elected volunteers working to help Bridlewood. Please join us at 7:00 pm on the third Tuesday of the month (usually) at the clubhouse. Perhaps you can volunteer to help out with one of our committees.
1. Reviewed and approved minutes from previous meeting.
2. Pool Committee provided information regarding (1) damage to the men’s room floor, (2) repairs need to ladies’ room ceiling, and (3) major work needed on the pool surface and upper tiles/deck. Board members examined the area.
3. Sequoia Management Company provided a management and financial report that included a balance sheet showing assets and liabilities, an income statement showing revenue and expenses, a general ledger, and a summary of past due homeowner accounts. All of these items were discussed in detail.
4. Highlights of Sequoia’s monthly report:
· Revenue: Negative variance to budget of $3,139 in July due to fewer outside pool memberships.
· Maintenance: over budget by $5,099 in July due to removal of juniper bushes near Shire Ct.
· Total negative budget variance of $3,903 for July. Positive variance so far year-to-date.
· Work removing dead trees near 13600 Filly Ct is complete.
· VDOT and PW County have been contacted regarding handicap ramp on sidewalk along Bridlewood Drive at mouth of Welsh Pony Ct.) Waiting for response.
· Quotes for sidewalk and trail repair are in-progress from 2 contractors.
· Waiting on quotes for ceiling repair in Ladies room of pool-house.
· Pool backflow testing is scheduled for August 24th.
5. Homeowner letter regarding lifeguard interaction at pool. Board investigated and believes lifeguards were acting with safety as first priority.
6. Our Treasurer provided details on his research into our Certificates of Deposit and how we can benefit from early withdrawal of several to get higher current interest rates on new CD’s.
7. Our Treasurer stated that he reviewed the annual audit and was ready to sign as treasurer.
8. Resident complaint regarding a large tree growing near their home at Filly Ct. Board members and Sequoia will look at the tree and discuss at future meeting.
9. Lighting at our entrance sign needs to be replaced. We will contact contractors for bids.
10. Board reviewed some prices for possible replacement “Letter” sign. General feeling was that it is too expensive at the present time, especially since part of the neighborhood does not pass by the current sign location.
11. Damaged or fallen trees on community property behind Bridlewood Drive were discussed. This is in response to an email from the homeowner. We reviewed and approved a quote from our landscape contractor to cut 3 trees. ($2,195)
12. Board discussed an email from homeowner regarding SWM area maintenance.
13. Resident complaint about townhome parking numbers that may not be visible. Board will inspect. We usually wait to repaint until after the asphalt has had seal-coat applied (next year). May need spot painting earlier.
14. Board reviewed a proposal from Premier for landscaping and replacing plants at the entrance sign on Harness Shop Rd. John G. suggested placing large rocks in front of the sign as part of the landscaping. Sequoia will ask Premier about incorporating this design.
15. Board will consider moving the benches on Harness Shop Rd to locations where they will get more use.
